TL;DR

Tenant representation means a broker works for the business leasing space rather than the landlord. We define the requirement, survey the market, run tours, and negotiate the letter of intent and lease terms on your side of the table. In most North Georgia leases the landlord pays the commission.

The point

Whose side the broker is on.

A leasing sign on a building carries a phone number that reaches the landlord’s agent. That agent is competent and probably pleasant, and they have a fiduciary duty to the owner. When you call three signs and negotiate three leases yourself, you are the only unrepresented party in every one of those conversations.

Tenant representation puts someone on your side who has seen what other tenants in this market actually got, not the asking terms, the agreed terms. That is the difference between negotiating against a number and negotiating against a market.

The structural point that surprises people: in most commercial leases the landlord pays the commission and it is already built into the deal economics whether or not you bring a broker. Going unrepresented does not save that money. It just means nobody spent it on you.

Market survey

Available inventory in the submarkets that genuinely fit, plus off-market space we know is coming. You get the buildings that do not work and why, not just the shortlist.

Tours

In person, asking the questions that decide occupancy: parking ratio at peak, loading access for your actual vehicles, power service, restroom count against occupancy load, signage rights, expansion room.

Letter of intent

Where the deal is really made. Rent is one term. Length, escalation structure, tenant improvement allowance, free rent, renewal options, assignment rights and who pays for what usually matter more.

Lease negotiation and occupancy

Working alongside your attorney through the lease, then coordinating build-out timing so your operating date is real.

What people ask about this.

Does tenant representation cost me anything?

In most North Georgia lease transactions the landlord pays the commission and splits it with the tenant’s broker. That budget exists in the deal whether you are represented or not. We confirm the arrangement in writing before we start so there is no ambiguity.

Can you help renew a lease I already have?

Yes, and it is often the highest-value moment to be represented. A renewal negotiated without alternatives is a negotiation with no leverage. We survey what else is available so your renewal is priced against the market rather than against inertia.

How early should I start?

Earlier than feels necessary. For a straightforward suite, a few months. For space needing build-out, permitting or a specific configuration, closer to a year. Working backwards from your required operating date is the only reliable way to set the start.

What if nothing in the market fits?

We tell you. Sometimes the honest answer is that the space you need does not exist in that submarket right now, and the real options are a different market, a build-to-suit, or waiting. That answer is worth more than a tour of near-misses.
