Most commercial real estate in North Georgia gets handled by one of two people: a national brokerage running the deal from an Atlanta tower, or a residential agent taking a commercial listing as a favour. Neither one knows which Dawson County parcel has sewer and which one has a septic problem that will kill your site plan.

Gold Peach Commercial exists because our brokerage kept getting asked commercial questions by people we had already sold houses to. Rather than refer that work away, we built a division for it: the same license, the same office, the same phone number, a different discipline.

We are deliberately regional. We do not claim coverage in markets we cannot drive to in an afternoon. What we do claim is that when you ask about a corner in Dahlonega or a building on Browns Bridge Road, you will get an answer from someone who has stood on it.

Dahlonega is a county-seat town with a genuine downtown, a university, and a tourism economy. That is an unusual combination for a market this size, and the reason its commercial inventory rarely sits.

Five steps, in order.

Nothing here is proprietary. It is just the sequence that keeps people from touring buildings they were never going to lease.

Define the requirement

Use, size range, timing, budget structure and the non-negotiables. Most bad site searches start because this step was skipped.

Survey the market

Available and off-market inventory in the submarkets that actually fit. We will tell you when the answer is that nothing suitable exists yet.

Tour and shortlist

In person, with the questions that matter: loading, parking ratio, power service, restroom count, signage rights, expansion room.

Negotiate terms

Letter of intent through lease or contract. Rent is one variable among many; term, escalations, tenant improvement allowance and options usually matter more.

Close and follow through

Diligence coordination, and a relationship that continues past the signature: renewals and expansions are where representation pays off.

Is Gold Peach Commercial a separate company from Gold Peach Realty?

No. Gold Peach Commercial is the commercial division of Gold Peach Realty, operating under the same Georgia brokerage license. Gold Peach Realty handles residential: houses, condos and townhomes. This division handles commercial property: office, retail, industrial, land, medical, multifamily and hospitality.

Do you represent tenants, landlords, or both?

Both, on different assignments. On any individual transaction we represent one side and disclose the relationship in writing, as Georgia license law requires. If a conflict exists, we will tell you before you spend time on it.

What size deals do you handle?

Most of our work sits in the range a regional brokerage serves well: single-tenant buildings, small centres, individual suites, land tracts and owner-user purchases. If a requirement genuinely needs a national platform, we will say so rather than take the assignment.

How do you charge?

Commercial brokerage is typically commission-based and, on tenant representation, most often paid by the landlord out of the lease. We confirm the fee structure in writing before an engagement begins, so there is no ambiguity about who pays what.
