Selling a commercial property

Sell your commercial property for what it is actually worth.

Warehouses, office buildings, retail buildings, flex space and land across North Georgia, priced in three lanes and presented the way a serious buyer expects to see them.

Home/Sell commercial property

TL;DR

To sell commercial property in North Georgia, start with a price opinion built from local comparable sales, then market the building to owner-users, investors and brokers at once. Gold Peach Commercial prices in three lanes, builds the photography, film and offering memorandum before launch, and screens buyers for financing before a showing.

The short version

Price it right. Present it well. Qualify every buyer.

Commercial property rarely sells on a sign and a listing alone. The buyer pool is small, specific and busy: a contractor who needs drive-in doors and a fenced yard, an investor running a 1031 exchange with a deadline, a practice that wants to own its building. Each of them decides whether to call from a screen, in a few seconds.

That is why our process puts the price and the presentation first. We would rather spend two weeks building the package than two quarters explaining why a well-located building sat.

How we sell

Six steps from first call to closing.

The same sequence on a small office and on a high-clear warehouse. The details change; the order does not.

A three-lane price opinion

A velocity price built to sell quickly, a market price with the best odds of closing, and an aspirational price that tests the ceiling. Each one comes with the comparable sales behind it, so you choose the tradeoff.

A presentation package

Architectural photography, drone aerials, dusk exteriors, decluttering and virtual staging where it helps a buyer read the space. Every enhanced image is disclosed.

An offering memorandum and flyer

Specs, highlights, zoning notes, parcel details and the likely buyer profile, written so a lender or partner can review it without a phone call.

A launch to the right buyers

MLS exposure, direct outreach to owner-users and investors active in the asset class, and broker-to-broker calls. Off-market and confidential sales are available when discretion matters more than reach.

Buyer qualification

Proof of funds or a lender conversation before a showing, and a clear read on SBA, conventional or 1031 timing so offers can be compared on certainty, not just price.

Due diligence to closing

Survey, title, zoning letters, environmental questions and lease estoppels coordinated so the deal does not stall in the last thirty days.

The presentation difference

What buyers see first.

Standard delivery photos on the left, our presentation on the right. Drag the line on any example.

Before: a fenced industrial yard of patchy brown grass and bare gravel under a blue sky, a chain-link fence on the right and a metal warehouse far in the distance. After: the same fenced industrial yard shown as a striped green lawn under a blue sky, with the chain-link fence on the right and the metal warehouse in the distance.Standard deliveryGold Peach presentation

Images labelled as enhanced or staged are digitally edited versions of real listing photographs. We change grass, sky, clutter, vehicles and furnishings. We never change structure, size, doors, roofs or visible condition defects.

What we sell

Buildings and land, not houses.

If it earns income, houses a business or is zoned for one, it belongs at this desk.

Selling a warehouse or industrial building

Industrial buyers read a listing like a spec sheet: clear height, door count and size, dock or drive-in, power service, sprinklers, yard and zoning. We lead with those facts, verified, and show the building working through virtual staging when it is empty. See how buyers search for warehouses.

Selling an office building

Office buyers are usually owner-users: a practice, a contractor’s headquarters, a professional firm tired of paying rent. They want to see the layout, the parking and the front door, and they need to picture their own people in it. Decluttered rooms and a clear floor plan sell that better than any adjective.

Selling retail, mixed-use or a building with tenants

With tenants in place, the leases are the product. We organise the rent roll, lease terms and estoppel status before launch so an investor can underwrite quickly, and we schedule photography around the tenants’ business.

Selling commercial land

Land sells on buildable area, access, utilities and entitlement. We document sewer or septic, road frontage and zoning, and we use drone imagery to show what the parcel touches. More on commercial land.

Questions

Questions owners ask before they sell.

How long does it take to sell a commercial property in North Georgia?

It depends far more on price lane and property type than on the calendar. A well-priced, well-presented building in a corridor with active demand moves much faster than a specialised building priced at the ceiling. That is why we price in three lanes: each one carries its own expected timeline, and you choose.

Do I pay for the photography, staging and offering memorandum?

We confirm in writing, before the listing agreement is signed, exactly what the marketing package includes and who pays for what. There are no surprise invoices at closing.

Are enhanced and virtually staged photos honest?

They are when they are disclosed and limited to presentation. We enhance grass, sky and light, remove clutter and vehicles and stage empty rooms. We never alter structure, size, doors, roofs or visible defects, and every enhanced image is labelled.

Can I sell my building with tenants in place?

Yes, and to an investor the tenants are usually the point. We assemble the rent roll and lease abstracts before launch and coordinate showings around the tenants’ operations.

Can you sell my property off-market or confidentially?

Yes. For owners who do not want employees, tenants or competitors to see a listing, we can run a confidential sale to a short list of qualified buyers under a non-disclosure agreement.

I am selling to buy another property. Can you help with a 1031 exchange?

We coordinate the sale and the replacement search on the same timeline and work alongside your qualified intermediary and tax adviser. More on 1031 exchanges.
