The point

Underwrite the lease, not the building.

An income property is a stream of contractual payments that happens to have a building attached. Two structures on the same road can look identical and carry completely different risk, because one is leased to a national credit tenant on a long term and the other is leased month to month to a business that opened last year.

So the diligence runs through the documents first: the leases, the estoppels, the rent roll history, the actual expense recovery structure, and what happens at each expiry. Deferred maintenance matters too, but it is a number. Lease risk is the thing that turns a good yield into a bad year.

In secondary North Georgia markets there is a second layer: thin comparable data. Fewer transactions means less to calibrate against, which is precisely why local knowledge of what actually traded (and on what terms) is worth more here than in a metro submarket.

Exchange discipline

The 1031 clock is unforgiving.

A 1031 exchange lets an investor defer capital gains by rolling proceeds from one investment property into another. The mechanism is well established. What catches people is the timing: the identification window and the closing window both start at the sale, they run on calendar days, and they do not care about your circumstances.

The practical consequence is that replacement-property work has to start before the relinquished property closes, not after. Investors who begin looking on day one of the identification period routinely end up choosing between a mediocre asset and a large tax bill.

We work the replacement side in parallel with the disposition so that identification is a decision among prepared options rather than a scramble. We are not qualified intermediaries and we are not tax advisers (engage both) but we can make sure the real estate is ready when the clock starts.

Why is comparable data thin in these markets?

Transaction volume. A market with a handful of commercial sales a year simply produces fewer comparables than a metro submarket does, and published asking prices are not evidence of anything. Knowing what actually closed, and why, is the local advantage.
