Seller representation means we work for the owner of the property. We position and price the asset, assemble the diligence record, market it to the buyers who actually transact in North Georgia, qualify offers before you accept one, and manage the contract through inspection, financing and closing.

The point

A commercial listing is not a residential listing.

A house sells to whoever falls for it. A commercial building sells to a buyer running a calculation, and the calculation is only as good as the documents you hand them. Positioning is the first decision and the one that moves the number most: the same building marketed as a leased investment and marketed as an owner-user opportunity reaches two different pools with two different ideas of what it is worth.

The second thing that decides the outcome is the record. Most commercial deals that die do not die on price. They die in diligence, when a lease turns out to be unsigned, an easement was never recorded, or the sewer capacity everyone assumed is not there. Assembling that record before listing is what keeps a buyer moving instead of renegotiating.

The last one is discipline about who you accept. Going under contract with an unqualified buyer takes the property off the market, burns the attention a new listing gets once, and returns it looking like something other people walked away from.

Position before price

What the asset actually is to a buyer: an income stream, an owner-user building, or a site with a better use than the one standing on it. That decision sets everything after it.

Assemble the record

Leases, estoppels, rent roll, survey, environmental, utility capacity and permitting history. The package a buyer’s lender will ask for, gathered before the buyer asks.

Reach the pool that transacts

North Georgia commercial buyers are a finite, largely local group of investors, operators and developers. We market to that pool deliberately rather than waiting on a portal.

Qualify before you accept

Proof of funds, lender relationship and closing history, checked before the property goes under contract. A contract with the wrong buyer costs you the market’s attention.

Run the diligence clock

Inspection and financing periods managed to their dates, with the record already assembled so nothing stalls waiting on a document.

How do you price commercial property here?

From what the asset produces and what comparable assets in this corridor actually traded for, not from a formula. North Georgia submarkets are thin enough that a single recent sale can be misleading, so we look at the lease structure, the condition, the site and the buyer pool together and give you a range with the reasoning attached.

Do I have to sign an exclusive listing agreement?

Yes, and the scope, term and fee are written down before any marketing starts. Georgia license law requires the agency relationship to be documented, and it protects you as much as it does us to have the terms explicit rather than assumed.

What if my building is leased to a tenant I do not want to disturb?

That is normal and it is manageable. Occupied investment sales are marketed on the income, not on tours of the space. We coordinate any access around the lease and, where it matters, keep the marketing confidential until a qualified buyer is under contract.

Should I fix the deferred maintenance before listing?

Sometimes. Work that removes a lender objection or a safety finding is usually worth doing. Cosmetic work rarely returns its cost on a commercial asset, because the buyer is underwriting the income and the structure, not reacting to the paint.

How long does it take?

Longer than residential, and the honest answer depends on the asset. A leased building with clean documents and a credit tenant moves faster than a vacant special-purpose structure. We will tell you which one you have before you list, not after.
