Commercial property valuation

What is your commercial property worth today?

Tell us about the building. We prepare a broker price opinion in three lanes, with the comparable sales and the reasoning behind each number.

Home/Sell commercial property/Valuation

TL;DR

A commercial property is worth what an informed buyer will pay, so a useful valuation starts with recent comparable sales nearby and, for leased buildings, the income. Gold Peach Commercial prepares broker price opinions for warehouses, offices, retail and land across North Georgia in three lanes: velocity, market and aspirational.

Request a valuation

Start with the address.

Include the property address, building size if you know it, how it is used today and whether you are thinking about selling, leasing or holding. A member of the commercial desk will contact you to confirm the details before we prepare the opinion.

This is a broker price opinion, not an appraisal. It is prepared for marketing and decision purposes and is not a substitute for an appraisal by a Georgia certified appraiser where a lender or court requires one.

Commercial Requirement

How we value it

Three ways to look at value, one answer.

Every commercial valuation leans on the method that matches how a buyer of that building will think.

01

Comparable sales

What similar buildings in the same corridor actually sold for, adjusted for size, age, condition, clear height, parking and land. This carries most of the weight for owner-user buildings.

02

Income

For leased property, what the rent roll supports once vacancy, expenses and lease terms are accounted for. Investors buy the income, so this leads for tenanted buildings.

03

Replacement cost

What it would cost to build the same thing today, less depreciation. Useful as a ceiling check on newer or specialised industrial buildings.

What you receive

Three prices, not one.

A single number hides the tradeoff every owner has to make between speed, certainty and proceeds.

Velocity

Priced to move

Built to attract offers quickly with minimal friction. The right lane when timing matters more than the last dollar.

Market

Priced to close

True market value with the highest probability of a closed sale. Where most owners land once they see the comparables.

Aspirational

Priced to test

Tests the top of the market. Needs patience, a strong presentation and a buyer who values exactly what your building offers.

Questions

Valuation questions.

Is the valuation free?

A broker price opinion for an owner considering a sale or lease carries no charge and no obligation. If you need a formal appraisal for a lender, estate or court, we will tell you so and can refer you to a certified appraiser.

What information do you need?

The address, the building size if you know it, how the property is used, its general condition, and any leases in place. Leases, a survey, past appraisals and recent improvements all make the opinion sharper.

Will you need to visit the property?

For most buildings, yes. A short walk-through tells us more about condition, clear height, doors and layout than any record can. We schedule it at your convenience.

Which property types do you value?

Warehouses and industrial buildings, flex space, office buildings, retail buildings, mixed-use downtown blocks, small multifamily and commercial land across North Georgia.
