TL;DR

1972 Red Oak Flats Road is a 10,080 square foot industrial and flex building in Dahlonega, Lumpkin County, built in 2007 with a 30-foot eave height, three drive-in doors and a finished office. Gold Peach Commercial prepared its public offering memorandum and full photographic presentation in 2026.

The property

A rare building, delivered looking ordinary.

High-clear metal buildings with drive-in doors and yard space are scarce in Dahlonega. This one also has a finished stone-front office and room around it. The standard delivery photos did not show any of that well: brown grass, a bare gravel yard and an empty warehouse floor read as a building that had been sitting.

We rebuilt the presentation around what an industrial buyer checks first: the doors, the height, the yard and the corridor. The grounds were greened, the empty floor was virtually staged as a working shop so buyers could read the clear span, and we added drone and dusk frames that place the building against the mountains it sits under.
