TL;DR
Investment property for sale in North Georgia includes single-tenant and NNN-leased buildings, small-bay flex and industrial, retail centers and small multifamily. 1031 exchange buyers must identify replacement property within 45 days of selling and close within 180, so preparation matters. Gold Peach Commercial represents investors buying and selling across the region.
The market
Income property in a growing region.
North Georgia’s growth corridors, GA-400 through Forsyth and Dawson, I-985 through Hall, and GA-515 into the mountains, support investment property that local tenants actually need: small-bay industrial for contractors, medical and professional offices, service retail and apartments.
Much of it is owned by individuals and families, and many good buildings trade without a public listing. Investors who give a broker clear criteria, and who are ready to act, see more of that inventory.
For 1031 exchange buyers, timing is everything: the IRS rules require you to identify replacement property within 45 days of selling the relinquished property and to close within 180. We line up candidates before your sale closes so the clock is not the enemy.

Selling one
Selling investment property.
Owners in this niche sell to a short list of serious buyers. Reaching them, with the right documents ready, is most of the job.
Investors buy the lease, so we prepare the lease package first: rent roll, lease abstracts, estoppel status, expense history and the building’s condition. Then we put it in front of local investors, regional buyers and 1031 buyers who need to close on a deadline.
If you are selling to exchange into something else, we coordinate both sides of the 1031 on one timeline with your qualified intermediary.
Questions
Investment Property & 1031: questions we hear.
What are the 1031 exchange deadlines?
Under IRS rules you must identify replacement property within 45 days of selling the relinquished property and close within 180 days. Work with a qualified intermediary and your tax adviser on the details.
What is an NNN lease?
A triple-net lease, where the tenant pays rent plus property taxes, insurance and most maintenance. It shifts operating costs to the tenant and is popular with passive investors.
Can you find off-market investment property?
Yes. Much of the region’s small commercial inventory trades between owners, and we approach owners on our buyers’ behalf.
Do you work with out-of-state investors?
Yes. We provide local diligence, photography and site visits for investors who cannot be here in person.
