Calling all of this one market is misleading. A converted house near the Dahlonega square and a floor of Class A space on Old Milton Parkway are both office, and nothing else about them is comparable, not the tenant, not the lease structure, not the timeline.

The small end is dominated by professional services that need to be near the courthouse and value walkability over specification. Leases are shorter, spaces are quirky, and the buildings are frequently residential conversions with the constraints that implies for accessibility and parking.

The corridor end behaves like a metro submarket, because it effectively is one. Full-service or modified gross structures, defined common area factors, improvement allowances and the expectation that a broker is involved on both sides.

What is a load factor and does it matter here?

It is the ratio between the space you can actually occupy and the space you pay for, with a share of lobbies and corridors added. It matters in multi-tenant buildings on the corridor and is largely irrelevant in a single-tenant conversion. Always ask whether a quoted rate is on rentable or usable area.

How much parking should office space have?

It depends on the jurisdiction’s requirement and on how densely you actually staff. Check both. Municipal minimums are a floor, not a prediction, and an office with a call-centre density will overwhelm parking built for a professional-services ratio.

Is Class A office available outside Alpharetta?

Genuine Class A product is concentrated in the Alpharetta and GA-400 corridor. Gainesville has strong professional office; the smaller county seats have good space that is not accurately described as Class A. We will tell you what a building actually is rather than repeat a listing description.

Can I convert a house near the square into an office?

Sometimes. Several already have been. It depends on the zoning district, whether the use is permitted or needs a special use permit, parking provision, and accessibility requirements once you change occupancy. Confirm with the local planning office before you buy.
