The point
The listing agent is not your agent.
Every sign on every commercial building carries a number that reaches someone with a duty to the seller. Call three of them and negotiate three deals yourself, and you are the only unrepresented party in all three conversations. That is the structural problem buyer representation solves.
The practical value shows up before the offer, in the underwriting. A commercial purchase is a bet on what the property produces and what it is allowed to become. Two parcels on the same road can look identical and price identically while one has sewer capacity and an as-of-right use and the other needs a rezoning and a pump station. Finding that out during diligence is expensive. Finding it out before the offer is the job.
The commission structure surprises people here too: on most listed commercial sales the fee is already in the deal and is split with the buyer’s broker. Going unrepresented does not usually save you that money. It means it was not spent working for you.

Define what you are buying
Use, size, site requirements, timing and the return or occupancy outcome you need. An investor and an owner-user looking at the same building are solving different problems.
Search on and off market
Listed inventory plus the owners we know who would sell to the right buyer. In markets this thin, the second list is often the one that produces the deal.
Underwrite before you offer
Leases, expense structure, condition and the site constraints that decide what the property can become. We work this with your lender and CPA rather than around them.
Negotiate on your side
Price, diligence period, access and the contingencies that let you walk if the record does not support the story.
Coordinate the diligence
Inspection, survey, environmental, zoning and utility confirmation, sequenced so nothing arrives after the contingency expires.

What does buyer representation cost me?
On most listed transactions the seller’s agreement already provides for a cooperating broker, so the buyer’s representation is paid from that. Where a property is unlisted or the arrangement is different, we agree the fee with you in writing before we start, so there is never ambiguity about who pays what.
Can you find property that is not listed?
Often, and in these markets it is frequently how a deal happens. Listed commercial inventory in the corridor is limited, so part of the work is knowing which owners would transact at the right number and approaching them on your behalf.
I am buying the building my business already leases. Is that different?
It is a different negotiation, because your landlord knows your alternative is to keep paying rent. It is worth being represented precisely because the other side already has that information. See Owner-User & Business Brokerage.
Do you help with financing?
We do not lend and we do not place debt, but we work alongside your lender from the start, because what a lender will underwrite shapes what you should offer. We make sure the diligence they will require is scheduled inside the contingency period rather than after it.
What if the diligence turns up a problem?
Then the contingencies we negotiated do their job. The point of a properly structured diligence period is that discovering a problem is an outcome you planned for, not a loss you absorb.
