TL;DR

Commercial property management covers day-to-day operation of an income property: tenant relations, maintenance coordination, vendor management, lease administration including critical dates and escalations, expense reconciliation, and regular owner reporting. We manage office, retail, industrial and mixed-use assets across North Georgia.

The point

Nothing here is dramatic. That is the objective.

Well-managed commercial property is boring. Tenants get answers, systems get serviced before they fail, escalations get applied on schedule, and option windows do not lapse because nobody was tracking the date. The absence of events is the product.

Where management fails, it fails quietly and then all at once. A deferred roof becomes an interior claim. An unreconciled expense recovery becomes a dispute. A missed renewal notice becomes an unplanned vacancy in a market with limited replacement demand.

Outside the metro there is a practical constraint people underestimate: vendor availability. Knowing which HVAC contractor actually services Lumpkin County and which one only says they do is a real part of this job.

What size property do you manage?

Single-tenant buildings through small multi-tenant centres and flex or industrial assets. If a property needs institutional-grade management infrastructure, we will say so.

Do I have to list with you to have you manage it?

No. Management is a separate engagement from leasing or sales. Owners often engage us for one and not the other.

How are management fees structured?

Typically a percentage of collected rent, with the scope, exclusions and any project-management fee for capital work documented in the management agreement before it begins.

Do you handle evictions?

We coordinate the process and work with the owner’s attorney, who handles the legal filings. Commercial dispossessory in Georgia is a legal proceeding and a broker is not a substitute for counsel.
