TL;DR

Site selection is the work of choosing where to locate before choosing which building to occupy. We assess trade areas by drive time, traffic composition, access geometry, co-tenancy and competition across North Georgia submarkets, then narrow to the corridors and sites that fit a specific operating model.

The point

The map lies about the mountains.

Radius-based trade areas are close enough to useful in flat metro geography. In North Georgia they are actively misleading. Terrain, lake shoreline, limited crossings and a road network that follows valleys mean two points a short distance apart on a map can be a long drive apart in practice.

Traffic composition matters as much as volume. GA-400 through Dawsonville carries commuters at speed on weekday mornings and tourists on Saturday. Those are different customers with different stopping behaviour, and a concept that depends on one will underperform on the other.

Then seasonality. In the tourism counties (Fannin, Gilmer, White) visitor flow is genuinely seasonal, and a location decision made on a peak-weekend impression will disappoint in February. Understanding the shape of the year is part of the site decision.

Curb cuts, medians, signalisation and sight distance. A site nobody can turn left into performs like a site on a different road.

Co-tenancy

What is already there

Neighbouring uses that generate compatible visits, and the competitors already serving the trade area.

Do you work with multi-location operators?

Yes. Regional operators expanding into North Georgia are a natural fit, because the questions that decide these markets are local ones that a national data set answers poorly.

Can you provide demographic data?

We work from published public sources such as census and state transportation data, and we cite what we use. We do not publish figures we cannot source. Where a formal study is needed, we will point you to a research firm rather than approximate it.

How is this different from just finding available space?

Site selection decides where before which. Space search without that step produces a shortlist assembled from whatever happens to be listed, which is not the same as whatever is right.

How long does the work take?

It depends on the number of submarkets and the specificity of the operating model. A focused comparison of two or three corridors is quick; a genuine regional evaluation takes longer and is worth the time.
