The point

Vacancy is expensive. So is the wrong tenant.

An empty suite costs the carry. A bad tenant costs the carry plus the legal fees plus the re-tenanting plus the damage to the rent roll a future buyer will underwrite. The second outcome is worse, and it is the one that comes from leasing in a hurry.

Our job on the ownership side is to make the space legible to the right kind of occupier, price it in a structure that supports the asset’s value, and put a covenant in place that will still be paying in year four.

For owners of a single building this is often the first time anyone has asked what the space is genuinely best suited to. That question changes the marketing, and it usually changes the rent.

What people ask about this.

I only own one building. Is that too small?

No. Single-asset owners are a large share of the North Georgia market and are frequently the least well served. A single building is exactly the kind of assignment a regional brokerage handles better than a national one.

Should I lease to the first qualified tenant?

Not automatically. Weigh the covenant, the term and the use against what the space could attract with a little more time. A short vacancy that ends in a strong lease usually beats a fast lease that ends in a default.

What lease form do you use?

We work from established commercial forms and always recommend your attorney review the final document. We are brokers, not lawyers. What we bring is knowing which terms actually get negotiated in this market and which are boilerplate.

Do you handle the property after it is leased?

We can. Commercial property management is a separate engagement covering tenant relations, maintenance coordination, lease administration and owner reporting.
